From first viewing to handing over the keys.

Buying a new build is different from buying an existing home. Here's exactly what happens, with realistic timelines.

Visit

Book a viewing on 07988 493325. We'll walk you through available plots in person, talk through the spec, and answer all questions on the home, development and area. Allow about an hour. No pressure to decide.

Reserve

If this is the home for you, we secure it with a £2,000 reservation fee (deductible from the purchase price). Reservation period is 28 days during which the plot is taken off the market.

Mortgage & Solicitor

Confirm your mortgage offer and instruct a conveyancing solicitor. We can introduce you to specialist new-build mortgage brokers and Devon-based solicitors if helpful.

Exchange

Your solicitor reviews the legal pack and exchanges contracts. Typically 4-8 weeks after reservation. You usually pay 10% at exchange (less the reservation fee).

Completion

For move-in ready plots, completion can happen within days of exchange. For under-construction plots, completion happens once the home is finished and signed off by Building Control. We confirm the date around 10 days in advance.

Move In

Full handover walkthrough where we show you how everything works (heat pump, MVHR, hot water, EV charging). Homeowner manual, 10-year warranty, 2-year defects period start.

Frequently asked questions

Can I make changes to the spec?+

For plots still under construction, yes — within reason. Carpet colours, tile choices, kitchen finishes are all options if reserved early enough. For move-in ready plots, the spec is finalised.

How does the mortgage process work for new builds?+

New build mortgages are slightly different — most buyers use a specialist broker who understands new build timing. We're happy to introduce you. Most major lenders are comfortable with EPC A new builds; some offer green mortgage discounts.

What does the warranty cover?+

The 10-year structural warranty covers major structural defects. Hilife also covers a 2-year defects period during which we fix any snagging issues that emerge after move-in.

What's the catchment for schools?+

Newton St Cyres has its own primary school. Secondary catchments include Queen Elizabeth's School, Crediton. Happy to share more detail at viewing.

Can I bring my own architect or specialist surveyor?+

Yes. We welcome independent surveys at any stage.
